Norton Inc. has an extensive lender network which includes traditional banks, life insurance lenders, agency, and securitized mortgages.   These Permanent Loans can be structured to provide, beneficial interest only periods, cash-out, and ownership recapitalization.  In addition, a mezzanine loan can be incorporated to provide even higher loan proceeds.

Construction Loans, albiet available in the market, we are finding are met with enhanced underwriting criteria.  David B. Norton Inc. has identified a core group of lenders who are active in construction lending throughout the United States.  This includes both recourse and non-recourse loans which can stretch all the way to 80% of the project costs.

Using our network of institutional level investor groups, David B. Norton  Inc. has been effective at closing both Joint Venture and Preferred Equity Investments.   These equity investments, in conjunction with closing of a debt instrument, require extensive creativity in their structuring, and a close coordination of financial objectives.  These equity investments provide owners and investors access to much needed capital which may extend very high in the capital stack. 

Bridge Loans provide real estate owners and access to loan which can be quickly closed providing the capital needed to implement an acquisition or value-add strategy, or to bridge the property until a permanent senior loan can be placed.  Today we benefit from a large pool of bridge lenders operating in the market, however it is important to have a guidance from a firm like David B.
